Is Flex Seal Good For Roof Repair?

Flex Seal is a type of roof sealant, one of many that exist on the market today. A sealant works by covering up a roof leak while ensuring the surrounding area is properly protected from water damage as well as sun damage. 

Roof sealants come in many different forms and types, made with various materials that possess inherent strengths and weaknesses.

Flex Seal is a rubberized roof sealant in a liquid spray form. Essentially liquid rubber, this product can seep into any holes in your roof, creating a seal and thereby blocking any leaks. Flex seal is an excellent option when it comes to undertaking small repairs to your roof.

There is an alternative product called Flex Seal Liquid which can also be poured, rolled, or brushed onto the roof, ensuring that there is a proper seal created when the material dries.

NOTE: The Flex Seal Spray can be painted over, while the Flex Seal Liquid cannot. This is an important consideration to make; because whether the product is paintable or not may determine which product is best for your application.

How Long Can Flex Seal Last On A Roof?

Due to its nature as a rubberized sealant, Flex Seal can last for a number of years without any cracking or peeling. It also will not lose any strength or sealing properties, but this is highly dependent on the specific environment in which your roof is located, as well as the number of coats of flex seal that have been applied and the maintenance that has occurred throughout its lifetime.

How To Fix Your Roof Leak Using Flex Seal

The first thing you need to do before you can embark on your repair project for your roof is to locate precisely where the leak is occurring.

One of the ways in which this can be done is by pouring water over the area where you suspect the leak might be. 

Check underneath here, and see if the water is indeed leaking through. The best way to do this is to check a very small area at a time. This allows you to carefully locate where the leak is occurring.

In order to find the source of the leak, it’s also a good idea to check the areas where the roof meets at a juncture or where there are any features that protrude from the roof, such as a chimney or similar. These areas are the most common for leaks to occur.

Once you have located the exact spot where the leak is occurring, cleaning the area is the next most important undertaking. Clean the area and dry it properly, ensuring that any dirt or oil which may have accumulated over the years is completely gone. Now that the area is clean, you can bring out your Flex Seal Spray.

TIP: Shake the can extremely well before using it to ensure the proper functioning of the substance. If you are using the liquid as opposed to the spray, then all you need to do is give it a good stir to ensure it is properly mixed before use.

Once you have ensured that the Flex Seal is properly mixed, you can begin spraying it onto the area containing the leak. This should be done carefully using a sweeping motion that is consistent and even. 

If you are using the liquid instead of the spray, all you need to do is pour it onto the area or use a paintbrush to apply it to the applicable area.

Ensure that you allow the sealant to dry sufficiently before applying further coats, which could take between 24 and 48 hours to occur. In order to ensure that holes and cracks are properly filled and leaks can no longer occur, continue reapplying the product until sufficient coverage has been achieved.

Once you have discovered the source of the leak in your roof, and you have been able to repair it using Flex Seal, you can rest assured that water will not be able to leak into your roof and cause major damage. 

It’s important to remember, however, that if the damage to the roof is major, Flex Seal may only be a temporary solution to the leak.
